What You Need to Know

  • Setbacks (BMC 17.32): Setback distances depend on your zoning district (SF-1, SF-2, etc.). Front setback is 20 ft from street right-of-way for all zones. Side and rear setbacks vary — contact the city for your zone's requirements.
  • Alley setback: If your property backs to an alley, structures must be at least 15 ft from the right-of-way or 20 ft from the center line of the alley.
  • Building separation: Whatcom County's 10 ft exterior wall / 6 ft eave separation requirement likely applies within Blaine as well, as the county administers the state building code.
  • Outside city limits? If your property is in unincorporated Whatcom County rather than within Blaine city limits, Whatcom County rules apply instead.
  • Utilities: Even if the structure is exempt from a building permit, any electrical or plumbing work requires a separate trade permit.
