In single-family residential zones, accessory structures must meet the following conditions: (1) The gross floor area of all accessory structures shall not exceed 200 square feet without a building permit. (2) The height of the accessory structure shall not exceed 12 feet without a building permit. (3) The accessory structure may be set back five feet from rear and side property lines but shall be no closer to the front property line than the front setback of the underlying zoning district.

What You Need to Know

  • 200 sq ft / 12 ft max: Lake Stevens exempts accessory structures under 200 sq ft and 12 ft overall height from building permits. The 12 ft is measured to the highest point of the building (peak/ridge), not the wall plate. Wall height is not separately regulated in the city code.
  • Setbacks (Ch. 14.48): 5 ft from side and rear property lines. Front setback follows your zoning district's standard.
  • Impervious surface limits: Lake Stevens caps impervious coverage at 40–65% depending on zone (40% for waterfront residential, 50% for R4, 55% for R6, 65% for R8-12 detached). Your shed counts toward this total.

  • Utilities: Even if the structure is exempt, any electrical or plumbing work requires a separate trade permit.
