The maximum height for all accessory structures shall be twelve feet, except for detached garages.

LMC Title 19 — Accessory Structure Height

Structures which do not require a building permit per Chapter 15.04 must be setback a minimum of three feet to the side or rear property line. A detached accessory structure or tool shed, which requires a building permit per Chapter 15.04, may not be built closer than five feet to the side or rear property line including property lines abutting alleys.

  • Setback split by permit status (LMC Title 19): Structures that don't need a permit only need 3 ft from side/rear property lines. Structures that require a permit must be at least 5 ft from side/rear lines — including lines that abut alleys.
  • 12 ft height limit (LMC Title 19): The maximum height for all accessory structures is 12 feet, except for detached garages which may have different allowances.
  • Alley setbacks: Unlike many cities that relax rear setbacks for alley-adjacent lots, Lynden requires the full 5-foot setback even when the property line abuts an alley for permitted structures.
  • Outside city limits? If your property is in unincorporated Whatcom County rather than within Lynden city limits, Whatcom County rules apply instead.
  • Utilities: Even if the structure is exempt from a building permit, any electrical or plumbing work requires a separate trade permit.
