What You Need to Know

  • Setbacks (LMC 21.42.420): Standard 5-foot setback from interior side and rear property lines. Accessory buildings must be located behind the front wall of the main building — no sheds in the front yard.
  • Small shed exception (LMC 21.46.150): One accessory building that doesn't exceed 8 feet in height and 64 square feet in floor area may be located on interior side and rear lot lines. This is great for small tool sheds tucked into a corner.
  • No shipping containers (LMC 21.42.400): Shipping containers or similar storage units are not permitted as accessory structures in residential zones. This is explicitly called out in the code.
  • 200 sq ft cap (LMC 21.42.400): Accessory structures in single-family zones are limited to 200 square feet in floor area total, excluding garages.
  • Outside city limits? If your property is in unincorporated Snohomish County rather than within Lynnwood city limits, Snohomish County rules apply instead.
